Important Things to Know Before You Book Your Home Inspection
1. What is a home inspection?
A home inspection is a non-invasive, visual assessment of the various components and systems of a home or commercial building. It provides the buyers (or sellers) with an idea of the cost required to correct any identified issues.
2. How long does a home inspection take?
The average home inspection takes between 75-90 minutes, depending on the size of the building. A digital report is typically delivered within 24 hours of the physical inspection.
3. Are home inspectors regulated?
Under the Putting Consumers First Act,* passed in 2017, Ontario home inspectors must be licensed, possess insurance, and abide by a code of ethics. Lighthouse home inspectors in Ontario and Nova Scotia meet or exceed the standards for contracts, home inspection reports, disclosures, and the performance of home inspections.
4. Are home inspectors insured?
All Lighthouse Inspections home inspectors are fully insured.
5. Do I have to be present at the home inspection?
While clients are encouraged to attend the inspections, it’s not mandatory. Inspectors are always pleased to discuss the inspection to whatever extent necessary to ensure that the client is fully satisfied with the inspection process and report.
6. What credentials should I look for in a home inspector?

7. How much does a home inspection cost?
The cost of the inspection depends on the size and number of residential units in the home. Most inspections cost an average of $500 +HST.
8. Will the inspection tell me about routine maintenance?
Yes. Our report will help you keep small problems from becoming major issues.
9. Can I get an inspection after the house purchase is complete?
Yes! While it’s strongly recommended that the inspection be done before completing the purchase, there are tremendous advantages to having an inspection after the purchase is complete.
10. Why would I get a Pre-Listing inspection?
A Pre-Listing inspection gives you a comprehensive list of observations on the condition of the building. You then have the option to either correct any deficiencies or disclose them to potential purchasers. It should be noted that any pre-existing deficiencies in the building (“that window has always leaked”), which are known but not disclosed, can lead to financial responsibility to make repairs – even after the transaction.
